@Ross Hayes I know it’s difficult wondering what to do, as I’ve seen my fair share of pet damage, but honestly once you put some screening processes and money attached to it, you will see that majority of pet owners are pretty good. 

yup you'll go with a builders risk policy with a basic 1m liability attached to it . insurance agent can recommend best for the extent of the project 

Are there ways you can capitalize on your current properties, like add an attached or detached ADU to bring in more rental income?

I wouldn't want to do a tenant placement myself, certainly not yet unless I had a lot of properties to setup my own company for that, there seems to be a lot of potential liability there related to discrimination accusations, etc and I would prefer to not answer a bunch of questions as the owner, I would rather have someone else do that who is less attached to the property.

If you do decide to go with Home Depot, they have a bidroom they can put things through to potentially lower the full price, it's done through the Contractor Services Desk which only has limited hours- I don't recall if they need to attach an MHIC license to that in order to submit for bid.
