In my experience, Declarants-in-control have a tendency to over-pay management companies, sometimes even management companies that they own under separate legal entities.If you were successful getting much information from a HOA as an offeror, I am impressed, as their governing documents and practices generally limit their obligations to their own Owner/Members.

Luckily for me though, i hired a good attorney 15 days after move-in and had them evicted at end of month 2. insurance covered 80% of it or so and they went after the Zimmers as well to recoup the claim.

I would probably look at how I could wrap up the tenancy (month to month notice, or at end of lease) with the least risk possible.I would explore the complaint some more just in case (more as risk management based on the tenant profile).

This allows the tenant to be secure in knowing what they are paying for and it's not a 'revenue generating' event for me like it is PM's and other landlords.My properties are pretty nice, in good school systems, so people have a tendency to be honest.
