Direct Mail Link to a Video Introduction of Myself - Good idea?
Dear BP,
I buy and hold apartment buildings. One of the channels in which I get off market deals is by doing direct mail post cards or hand written notes. I haven't exactly figured out the secret sauce to optimizing direct mail conversions so I tinker around with my formatting, value proposition, level of polish, etc.
I was thinking of putting a link to a video introduction on my next direct mail piece. I wanted to take the opportunity in the video to briefly describe who I am and why you would want to work with me. "I can close fast, as is, cash, etc." "I can close slow (give you time to find a 1031 property" "Defer capital gains through seller financing."
Do any of you have experience doing this? If so, what recommendations do you have on video content to make the best impression and be the most effective and memorable (I have a tendency of getting too carried away with being long winded and losing my message, but I don't want to leave out important content)? Have you seen some YouTube videos out there I could steal from? Is this just a bad idea, like is it creepy? Haha
