Hi,I am thinking about buying a cash flowing SFR in Tacoma, Washington.

As I am originally from Tacoma, WA there is a large family presence there.

I was listening to one of he podcasts and thought what if you gave the tenant $500 and hired movers.

I’m interested in purchasing cash flow properties in and around Seattle (Tacoma, Renton, Everett, included), rehab homes in Seattle, and build new homes.

Julia,I am an aspiring house flipper myself in the Seattle-Tacoma area.  

I'm leaning more towards Tacoma but I need someone to walk me through and hold my hand while I look in Redfin and figure out what the difference between the price and the estimate is all about and what it means for the future value of the property.

My wife and I live in Utah right now as I finish up school, but we plan on settling in the Tacoma area this time next year.

OK, well, if that's not realistic, I'm open to reason.Ideal property is a C property in a B area (using an A,B,C,D area scale).I live in LA but think the market is too overheated here to get anywhere close to the cash flow goal so am actively investigating & number crunching external markets (Atlanta, Tacoma, San Antonio, Charlotte, Austin, etc.).  ------ THE HELP I'M LOOKING FOR ------I'm looking for help locating these small Multi's that can cash flow.I'm also looking for input regarding the cash flow goal.
