I'd go hardwood - solid wood, not laminate.

You'll probably be somewhere in between.As to your second question, in my house, tile is most common in the baths and hardwoods are most common in the kitchen. 

So do I replace them with laminate or do I replace them with hardwood.

Especially hardwood.

I want to believe that I could set my ARV closer to $435,000 and still be able to sell it with hardwood floors, open floor plan and a nice modern kitchen.

New tile around tub, refinished hardwoods, walls/ceilings/cabinets painted, and new doorframe for rear door.

If you are not paying cash and have OO expectations of the process working with homepath really stinks for OOs.OOs walk through the property and say,  hmmmm this prices is great, decent condition, wish they didn't have carpets in that one room and had just put hardwood like they did in the living room.  

Its a 3/2 with good space and some nice hardwood floors in the bedrooms.
