Broken lease, significant rehab, 0 days vacant
Tenant informs me that he and gf have to move out several months early (mental health). Would I allow him to break lease?
I check calendar. The best I can do is one month early. Not good enough for him but he accepts and we sign off.
They move out earlier but continue to pay rent. I begin the rehab. New tile around tub, refinished hardwoods, walls/ceilings/cabinets painted, and new doorframe for rear door. Takes about 3 weeks.
In that time I begin advertising and showing. There is a lot of interest. I inform tenant that I can let him out of agreement another month early (may 1) as I am confident I can get the place rented. If he agrees he is paid in full since I collect last month rent up front at move in.
He agrees right away and we sign off. Now place is ready for new tenant may 1.
