Just staring out with buying rental properties and we just purchased our second rental in the West North Carolina area and we need a contractor.  

Call up the tenant and ask point-blank.

I get mailers all the time from my credit union with a blank check telling me I am pre-approved for a personal loan up to $25k (at 9% interest though)... assuming this wouldn't throw your DTI out of whack you could also take a cash advance on a 0% APR credit card (usually there's a 2 to 4% transaction fee).  

My attorney that I've used in the past doesn't have a standard contract that I can fill in the blanks and close deals with.

Or sell subdivided lots that are blank slates?

Buying a $400K home on a payment of BLANK over 5-8 years and then trading up does is not really accounted for in the metrics listed here.

It's an insult to my intelligence, when they print these postcards with "...street" printed in a different color or font, showing that they have this blank formula and just instruct the computer to fill in that address.
