For over 2 years I have been trying to find investors or a lender to finance a residential drug and alcohol rehabilitation center for juveniles for state ordered and low income.

I tell the agent "from now on the price is NOT $60 as I will now have the hassle of getting ELECTRIC turned on ($115 IIRC), Insurance (always a hassle in TX), the HUGE expense of running an ad in the twice weekly paper ($11.50) and possibly an extra 300 mile round trip.After closing on Thursay the agent and I retire to a nice restaurant for dinner and a drink or 6 and she proceeds to tell me that with just a bit of elbow grease there's at least another $4-5K in the place.

He chose the apartment partially based on their no pets policy. 2) They smoke pot on the porch (now legal in NV). 3) They participate in various other activities like drinking and vaping. 

Stick with just getting a drink on monday night, the buffet didn't go over well for me.  

Go to local meet ups and buy people coffee (cheaper than alcohol).

It goes quicker if you throw the paint on from 16 oz cups...LOLUwe, are you drinking beer while you work?
