Most people accusing a PM of being greedy would do so because they priced the rental too low so they can get paid quicker.

The tenant has been good but she it at her wits end dealing with the neighbors.

Have a similar process for listing using zillow to pre-screen, but have had better success wit slightly  different  approach.in actual listing as part of  property description l include parameters. 

I also realize I'm the property owner, and I'm not there to parent them, but I do want to make sure they are happy (within reason) and protect my investmentOne roommate has a dog and is accusing the other of "disciplining" the dog possibly hitting it (which I doubt but who knows), and bottom line there's just drama.

I feel that you have two options: Either you pass on the move out inspection return their deposit and accept the condition of the unit as is -or- you bring a witness/ protection and walk through the unit citing and documenting everything with a camera.

Stick to your standards or you can also be accused of discrimination.
