High end millwork guys are a dying breed.  

As an investor you should want to co-invest and partner with the best of breed developers, sponsors, and operators.  

That's what you really want anyway, an agent who is used to dealing with investors, we are a different breed and see things differently.

The best way to save money is to do as much as you can in putting your business plan and strategies on paper, study the requirements and boil it down to some questions that can guide you to a well formed entity.

These are two different breeds. 

He has 100+ units and plenty of cash, but says that he can't get anything over 4 units because the big players are willing to overpay to get as much as they can in the city.That may be part of the problem...
