Contractors in Chicago
The other day I had a good friend that reached out that wanted a property to flip.
I have a deal that we are working on so he had his contractor walk through.
His GC quoted 67,000$ for the job.
18,000$ of that is for 23 windows?
So I sent my contractor through and we are at 40,000
Same scope, same finishes just a realistic bid...
What are some of the other over bidding you guys have seen in Chicagoland?

Hey @Account Closed stated, $400/window is pretty much industry average for a vinyl, standard size double hung windows.
Standard size is considered anything within 101" (i.e. 21"x80", 40"x61", etc).
If these are truly "oversized" or special order windows and aluminum frame than it does make sense. I once paid $6,200 for 2 sets on 5 windows that were special order windows. OUCH! However it was a new construction.
1st and 2nd Floor windows
Contractors can in general overbid a lot of things. My guess would be that it depends on the availability of the contractor and there O/P (overhead and profit charge).
I know a few contractors who will never turn down bidding a job. They protect there own interest by bidding high, to make it worth it for them to leave there current job.
However a $27,000 price difference is nuts!
