Found a for sale by owner.. Now what

Hey everyone! This is my first post. I am very new to real estate. The only side I know is the rehab side as I have experience in renovation. 

However I have reading as much as I can in the last two weeks and I came across a for sale by owner sign. It only had a phone number on it and I figured this could be some good practice for me as a newbie. But honestly I don't even know what questions to ask this seller. Should I just keep researching until I have a process down or go for it and try to make it a learning experience? Any advice is appreciated
