The other thing you need to be careful with in the flipping stuff is being classified as a "dealer".

For instance there is a hair salon in one home but it’s still classified as a home.

look at the classified forums and search for new construction lenders there are people who post everyday. talk to national lenders. we are breaking ground on a build to rent in Columbus Ohio for a group in Austin Texas, they interviewed 3-4 brokers and looked at several deal structures before they moved forward.

Did you mean that what you've purchased has been in C or worse, or are you classifying the whole of Sandusky as C or worse?
