BTR lenders in Hampton Roads Area

I am newbie with the BTR strategy, I have sold my fourplex and have funds available but can't get an okay from several banks I have tried. Any lenders you can suggest?

 look at the classified forums and search for new construction lenders there are people who post everyday. talk to national lenders. we are breaking ground on a build to rent in Columbus Ohio for a group in Austin Texas, they interviewed 3-4 brokers and looked at several deal structures before they moved forward. I'm not sure on the cost of your money but when we underwrite the cost of money is always less than 10% all in for the capital parter or about $20-$22k for our builds but I'm building single family homes for build to rent and spec for resale
