Some countries do not use Apostilles, if they do not like Canada does not, you would need to go to the American Embassy to sign.I have some Canadian clients that are like an hour from US broder, they just drive over and sign at a US notary.

Our Canadian federal companies just have random names with numbers that mean something to us.

there is a big difference in build quality between a Mobile home and these.. one of his target markets and i bet it would work in the Canadian outback is that you can really secuire these up when you leave them.. so he is looking to sell them to those that have properties out in the woods and are prone to break ins or vandals.. 

I am a dual citizen, and find Canadian real estate is just too expensive.There are really cheap duplexes in the US, such as Jackson, MI (and other states) - there are fixer-uppers, some as low as 18 K. 

@Christian Hutchinson, I totally see that, I will tell you that could happen in Royal Oak as well (but I'm sure not the same frequency), I've been thru what you're describing as well, the good news is that the landlord is in total control, 2 key things: strict rules and make your house very nice, so you won't have cheap pricing, all the shady characters that used to inquiry about my house don't even bother anymore, they get scared by my strict rules, they're looking for the newbie host that has no rules.

I'm new here, and i'll put it out there i'm Canadian, so many things are done a bit different out here, but overall mindset the same!
