I also turn on all water and let it run to look for leaks, test outlets , look in electrical panel, etc....

Bedrooms didn't have light fixtures so we just plugged lamps to the outlets.

I made a kitchen, (gas stove, sink) added electrical outlets and ceiling lights and  I finished off the walls and ceiling with drywall, and also added a full bathroom,(tub, sink, toilet).   

If this is the case you can always send another notice saying they need to respond within the next few days or they will be held accountable for the damages from the issue they reported to you.If it is not that big of an issue, like lights went out or an outlet is not working, I would just wait til the tenant responds.

With gold though you at least have something as long as someone wants gold teeth, rings, necklaces etc.

Make sure a neighbor isn't running an electrical cord from your tenants outside outlets to power their entire house.

Inspector requires extra outlet to pass inspection.

"Prep work depends on how dirty/damaged the walls are, whether the room is empty, etc.If it is a clean room in good shape and you just want to change the color, just unscrew the outlet covers, throw down a cloth and go.
