Giving entry notice
How much time do you legally have to give a tenant to enter the property ? I have scheduled maintenance due and have offered to come in the evening this week with no response as to a particular day that works. I want to just go during the day like most landlords but don't want to violate any rights. What is the procedure ? This is my first property and I want to do it right.

@Brenda Norris, what does your lease say?
What are the landlord laws in your state?
My lease specifies 24hr notice (unless emergency) but I always try to accommodate the tenant's schedule if possible.
Remember - Just because you may have the right does not mean it is the right thing to do.
A happy tenant is worth a lot more in the long run. Just treat them how you would like others to treat you.
