I doubt that 7/16" OSB will get you the added strength/ rigidity you are looking for. 3/4" T+G pine would be better especially if you are trying to level the floor and need to shim between the layers.

I am considering building an ADU with a 150 square foot upstairs bedroom with a bathroom in the living room beneath, which means that, if one needs to use the bathroom in the middle of the night, one must go down the stairs to do so.

So I am interested in this property built in 1924 seller wants out asap but asking price of 1.1 is abit high but reasonable for the areawith that been said their was a roof damage that was not repaired since hurricane irma in FloridaToday I walked by the house and noticed handyman truck patching possible damages to hide prior to showing the houseWould home inspection be able to identified recent repairs and possible damages beneath themI suspect the seller is trying to hide something other then the roof damage

I'm not totally sure where this water would be coming from as the area showing the water damage is directly beneath the floor of the upper unit, but I have a hunch that whatever it is, it has something to do with all the snow/ice/etc.Asking folks with more experience than myself and have lived through Chicago winters if they have any guesses as to what the issue might be?
