We just closed in late Dec so the financials are a work in progress but we’re projecting and tracking closely to a 55% expense ratio and should have about 11% CoC in year one through the renovation period as we get more renovated units online. 

For me, that includes late fees, the cost of the eviction filing, etc.

Some simple valences along the top will finish out those windows nicely.

I still remember working until 2:00 am on a Saturday night to finish an apartment. 

It’s definitely never too late to start, and learning by doing is often the best approach.

I haven't found anything lately that makes sense to hold for cash flow but I will keep trying.

Very unfortunate as continue to see people who are providing others with money and not understanding until its too late that their money was never secured and was gone the moment they wired those funds

@Grace Chee The process for this is time sensitive, you should have gotten a TRIM notice around late August, early September.

I have a couple of notes on properties that I lent on that are currently late as it is taking longer to rehab and sell than expected.
