What specifically are you wanting to learn?

.#2 - Learn how to run comps so you know the value of the property better than anyone. #3 - Have finances in order (i.e) is this going to be bought through conventional, cash, HML, etc.

You would learn a lot from doing this deal.  

For property management, I am personally a fan of managing your first property (with proper education or mentorship before beginning) since this is where you will learn first hand what is required in managing a tenant.

I am hoping to learn about managing my own property and how to get tenants. 

Cheap entry with a solid cash flow.I would love to connect with others that are investing in rental properties in Blythe or other similar areas in Southern California to learn more.
