Blythe, CA - Buy and Hold Properties?

I know many investors go out of state for buy and hold properties to generate passive income, but is Blythe a lucrative market? The price is about as low as you can go in Southern California. Cheap entry with a solid cash flow.

I would love to connect with others that are investing in rental properties in Blythe or other similar areas in Southern California to learn more.

I invested in a Triplex in Blythe in February, with good cashflow. I believe it to be a little Southern California hidden treasure for cashflow, mainly class C but if you know what you are doing its a really good option to invest locally in CA with decent returns.
