I think the important thing is to follow the laws and have everything spelled out in the contracts.

IMO, the best strategy for that type of individual is to purchase residential property in an area they are or can become familiar with; in an area where the neighborhood is “on the rise”, typically where demand exceeds supply and people are spending $$$ on fixing up properties.  

Now you have enough to pique your interest further, but it still gives me the hee-bee-jeebies.Next step is to ask to see the offering documents regarding the syndication.

The biggest reason is to learn without using my own capital.
