Hey @Guy East I have built a few carriage houses for investors and homeowners alike.

Some background:We live in Louisville, Kentucky, where we're "luxury househacking," a term I picked up on a recent BP podcast: we live in the main house -- first two floors -- of a big 1887 home and Airbnb the third floor guest suite and the carriage house.

If you were going to stay long-term, I still like the carriage house because its considered part of your primary residence and can be rented short-term on Airbnb full-time.

We love the basement apartment/carriage house idea for our clients in Colorado Springs (and in Denver).

Stroll down cobblestone streets, take a horse-drawn carriage ride at sunset, or explore the French Quarter.

worst case I'd assume you could get it approved or pushed through lending calling it a single family with a carriage house/inlaw suite, those are pretty standard in and around downtown. 

Some houses have carriage houses that can almost be considered a normal house.

-What types of properties we'd like to acquire in the future to further our investment portfolio (properties with in-law suites, carriage homes, small multi-families, etc.).

I loved the process so much, now I am designing these ADUs (aka carriage houses, mother-in-law suites, alley flats, etc.) for anyone in the front range area.

However, it is a 4,000 sq ft main house with a 700 sq ft carriage house.
