While the brokerage you choose definitely has a big impact on your business, the agents (investor friendly) that you surround yourself with within that brokerage are going to be a key factor.

@Adam Ramsey -Here is a map of District 24 which I believe includes more than the 4th ward, but generally outlines the area where you would need to start being concerned with the type of tenants the property would bring in, or be concerned about housing appreciation because of the surrounding area.

Can you see if these areas are worthwhile to invest, or recommend other surrounding areas?

We have a portfolio in Allentown, Easton, surrounding towns.   

I've heard of instances where I've seen the investor do well long-term and some where the investor has been able to build and sell or just hold and eventually sell if new developments are coming up in the surrounding area. 

Of course, with any office that has 100's of agents, you'll also be surrounded by many who just hanging out at the office and that isn't the best environment.This experience helped me narrow my focus to only income-producing activities and led me to join a team.Cloud experience: From KW I went to exp where there is little to no culture but an online group of 10,000's of agents and a half dozen brokers to answer my questions.
