My experience is minimal, I owned a house in Omaha, NE for a couple years and sold it when I moved to Phoenix. 

For those who are familiar with South and NE Minneapolis, that price doesn't exist, when a duplex is listed for 250k in one of those neigborhoods there are usually 15-20 people at a showing and the seller asks for highest bids to be made by a certain date.  

The Nebraska FSBO purchase agreement I have been using is really small print and doesn't scan/copy well. 

The NE around Nellis is a “rough” neighborhood, especially if you don’t speak fluent Spanish.

I'm not sure about your local laws, but in Nebraska, you cannot double charge for rent.

Town centers that could be in walking distance are a bigger plus:  This is where NE Minneapolis or Highland park might give you a bit of this feel.
