Looking for a flip or rental for a house in Omaha

We moved to Omaha from St. Louis. I have 3 two families and 2 houses I bought and rehabbed and rent out in St. Louis. I am a real estate agent and would like to buy a fixer upper to rent in Omaha, but the market here does not seem to allow for the ability to buy a fixer upper in a decent area, and make any money off a flip, or as a rental. I’m looking in the 80-150k range. I see opportunities in St. Louis for rentals, or flips, but nothing here since we moved in August of 17. I see houses going under contract that would not get their money back in rent, or a flip and they sell fast. Also, the rental market seems a little slow and not quite as high in rent as compared to Saint Louis. Anyone else in this area see the same trend?
