Is 4 bedrooms 2 full baths a problem Riverview St. Paul

I have a duplex in South east Minneapolis that I bought for 179k in 2014, which I'm very familiar with the neighborhood and have been quite successful with tenants and cash flow/appreciation.  For those who are familiar with South and NE Minneapolis, that price doesn't exist, when a duplex is listed for 250k in one of those neigborhoods there are usually 15-20 people at a showing and the seller asks for highest bids to be made by a certain date.  

So I've expanded my search out to the West St. Paul suburbs and found a duplex (163 George St. W) that has been on the market for over 30 days and have dropped the price to 239k.  It's an 1700 square foot home with 4 beds and 2 full baths in the lower unit in turn key condition.  The upper unit is small and has 1 bed/1bath.  It's a wreck and needs a rehab, which doesn't scare me at all, since I rehabbed my upper unit on my current duplex and was the best value add idea, which allowed me to up the rents by $200 a month.  The upper unit tenant has 4 cats and smells quite bad, so I've asked my realtor to check on their lease so that I know how I could proceed with removing the tenant so that I can do a rehab.   Comps in the neighborhood suggest that it's worth 212k.  

My main concern with this unit is the 4 bedroom/2 full baths.   How rentable is something that large in the Riverview, St. Paul neighborhood.   Why hasn't anyone purchased this property?

I would be surprised if you are able to get rents above $1600 there based on your square footage. Check your comps carefully compare sf and condition for your rental value. Rentometer is only a tool, the real value in it is the comps.
