If you look at North and Central America and the Caribbean only, your best bets are the Dominican Republic and Mexico by far.

Does anyone have any insight into the short term rental market in the Caribbean / Bahamas?

The Keys will be more like a vacation/caribbean/beach option (salt life), while in the other places, although you will be still be in near the beach, they will feel more like city/town and less like a Caribbean retreat.
