In a mobile home park or RV park, most of the value is in the underground infrastructure, roads, landscaping, amenities, pools, fencing, pads, utility pedestals, etc, while only a small portion of the value comes from a building, like a clubhouse or laundry facility.

I am meeting a local contractor this week and hoping for advice from the community as well.The garage sits on a small hill and the raised foundation is bulging outwards on 3 sides causing the interior floor to split along the edges of the pad.

(and to be honest, I could have finished with probably 10k less debt if I had been more willing to truly commit to the starving grad student lifestyle).But I agree--if you're 18 years old, and you're about to sign on the dotted line for $100k+ of debt, it's probably time to pump the brakes and quintuple-check that you're making the right choice (and chances are, you're not).

If they feel you are slow to fix items they will tell others that you are slow to fix things yet want them to pay full rent.They will grow resentful that you (in their mind) are taking advantage of them by putting off repairs and padding your pocket.Tenants in apartment buildings or houses owned close by with the same investor talk.With a house this isn't as noticeable but with apartment buildings it is much more critical.It is imperative if you want to retain long term tenants to have a certain "hard but fair" reputation.
