Small Mobile Home Park

Hi! Just looking for validation on the price for a small mobile home park. It has 25 lots, 22 rented, all tenant owned. City water/sewer and separate meters with city sending out separate bills. Small rural town. Lot rent is $165. What would you pay?  Thanks!

for tenant owned i suggest using 30% expense ratio.   40 + 50 is appropriate for park owned home park value Calc. 

value is lots x lot rent x 12  x expense ratio .3 equals noi.  Noi / .1 for 10% cap rate
