To be interested in one of these, seems to me you need to assess your risks, now that we are in the post nuke era, not much of target in my neck of the woods for any major risk.

@Kevin McFarlan I was asking about SE King County because that is my neck of the woods, and while I've seen people discuss North of Seattle and the Tacoma/Olympia markets, I hadn't see much in the way of that particular area.

I would look to building relationships with community banks such as First Virginia Community Bank, Chain Bridge Bank (right in your neck of the woods), John Marshall, etc.

You can even test a portion of the lists if you are tight on budget to compare response rates.My very first deal was a 90 or 100 mailing to distant owners (far away from their property to be pain in the neck).10% response rate on the phone.

In my neck of the woods, I can grab a deal like that with those numbers for less than 10k.
