@Sandy ParisAs a general premise, the less of a track record you have the more of your own capital you will need to bring to the table.Yes, some folks are able to put together deals w/ little or none their own money right from the start - but these are exceptions.If you have no experience, no track record and no money, then all you have left to bring to the table is the deal.

The first thing I learned when I went up to Milwaukee a few months ago is that most houses there were built in the 20's, 30's and 40's, most houses have basements, and most houses were built on clay soil.

Anyone here have losses from the storm? Losses are in the billions and claims will be flowing.
