How can I find an Interest Only/Angel Investor ASAP

How do I go about finding one in my area? Or just in general...

There are a bunch of sites out there, but none are free and I have no family/friends that are able to loan me the amount that I need.

@Ashley Payton

When I first read your post, I thought it was a solicitation and was preparing to point you to the Real Estate Marketplace forum and suggest you read the rules of engagement.

However, now that I read your post again, it appears to be just a "How do I?" question.

The availability of private money will depend on a few factors:

a) The value of the deal (i.e. is it a real deal) - from the lender's perspective;

b) Your track record with the type of deal (i.e. if it is a flip, how many have you done and what have been your margins and timelines; if it is a buy-and-hold, then how many similar properties are you managing and what are their operating margins;

c) The loan you seek: How much, how long, what's the exit strategy, & how much of your own capital (skin) do you have in the deal.

Best bet is to find other Real Estate Investors in your area and ask them about private lenders or find a local REI organisation and attend one of their meetings (network).
