Hi gys - I find that getting a correct and trustworthy estimate for "paint and general repair" - is much more difficult than "standard rehab" items.Standard Items like flooring, kitchen counter-tops, cabinets & appliances, windows & doors, HVAC - can be done by major home improvement companies - so there's this great satisfaction of paying the right cost.however with paint and general repair - contractors are quoting me anything they want - and numbers are like 200% different.how do I determine the actual cost of "paint and general repair"?

Along with that having a relationship with a trustworthy, affordable contractor is also important for managing repair/maintenance costs.

If you live close enough I would suggest a hybrid management solution which I use which is using a company like Evolve for booking and advertising at 10% (plus 2.5% payment processing) and then remote manage with help from exterior video cameras, digital door locks and a trustworthy housekeeping service.  

You won't have to ask why they spent $300 on a plumbing repair because you will know they are trust-worthy and will treat the investment like it was their own.I understand it takes time to develop trust but far too many investors feel they have to constantly question every decision the PM makes or check up on every action they take.

I'd think the parents of these students would be more trustworthy and honest than someone you would come in contact with when dealing with low income housing.

I have the day to day portion of running the business covered with employees and a trustworthy general manager ready to step in on day one of the acquisition.
