We were getting a lot of people who were not qualified so they would ask for an application and then disappear off the face of the earth!

There's no way on earth I'd hang out THAT low below FMR for a 2 year old tenant. 

Your business is not worth taking unnecessary gambles unless they are the last tenant on earth.

.  ;-)  The south is rampant with foundation problems due to the water content of the earth/ground.

You can do some more research on the area, See what the job market is like down there, use google earth to view the streets down there, check the quality of schools in the area, See how many major businesses are in the area.

I'm not even reading the other responses but I assume they'll say the same thing: WHY ON GOD'S GREEN EARTH IS YOUR PM CALLING AND ASKING YOU FOR ADVICE??????
