Tenant Applicant's Ex Husband Pays Everything

How do I handle this application?  

I have a potential tenant that stated that her ex-husband pays for her rent.    Apparently, they separated this year and he has been paying for her rent.  She said he would pass the credit and income qualifications.  She has three children that will live there, one of which is still in grade school.  One kid works and she just started training for a job. 

I told her that the ex-husband would have to pass the checks.  I think he is out of state.  I will be calling her back, what questions should I ask.  How do I check to see if this is alimony and will it run out?  She is looking to stay in the area, her landlord is selling.  Thanks.
