My guess would be lath and plaster, given that it had a cabinet hung on it previously, but that seems like a lot of work to demolish and rebuild.

The issue I see is you would either need the cash to plow the whole thing under and rebuild or you need to try to stage the building in such a way as to allow the existing units to support the new construction until you can fill the new units and get rid of the old.

I want to rebuild a detached garage on a property in Kent and the city is telling me i have to stay exactly on the same small footprint as the existing structure - which would be grandfathered - if I get off the footprint I would no longer meet modern zoning requirements for set back.
