I would say that you have every right if your tenant signed a lease stipulating 2 months rent at time of signing to collect said rents.

@Chris GallickInsurance is big ripoff .. if it’s like any other policy it will be so loaded with stipulations discrepancies and fine print that it won’t be worth the paper it’s written on anyway .

There's usually a window in which to close stipulated in the agreement, but every agreement is going to be different depending on the vendor and purchaser.

You can add stipulations to any agreement to make it accommodate your needs and because any commission paid on a listed property is paid by the seller, it is certainly worth enlisting an agent to help with acquisitions when you aren't getting enough opportunities with off-market homes.
