So since this is a cross breed strategy in essence, wouldn't it be better to put in the better counter-top because you will pull that out on the sell years later, and also the renter would have the enjoyment of a nice counter-top while living there?

It is funny how a check that is mailed to me takes sometimes over a wee but my bills get to me in a day.If your contractor is not utilizing contracts, payment plans, providing insurance binders ect maybe it is time to find a new contractor, but be nice to us we are a vanishing breed

No you aren’t going to evict someone as fast as you can in other states but as long as your paperwork is in order and the law is in your side you should win the case and have the tenant out pretty painlessly.
