My husband and I sold our house stuff everything we can in a moving container and moved to Colorado a year ago.

I currently have an income property in Indiana, and looking to purchase in the Gulf Shores, AL area in late 2019/early 2020.I’m here to learn everything I can in the mean time....I'd be open to any advice from or connections with local investors/mentors...Thanks in advance...  

So since this is a cross breed strategy in essence, wouldn't it be better to put in the better counter-top because you will pull that out on the sell years later, and also the renter would have the enjoyment of a nice counter-top while living there?

It is funny how a check that is mailed to me takes sometimes over a wee but my bills get to me in a day.If your contractor is not utilizing contracts, payment plans, providing insurance binders ect maybe it is time to find a new contractor, but be nice to us we are a vanishing breed

There are obviously many things to know when investing thousands of miles from where you live but the single best advice i can give you is to find the best PM you can in the area.Investing out of state is all about the relationships you built with people in your investing area.

I would first suggest you go back and listen to every pod cast you can in the archives here on BP all the information you need is here you just got to watch it , read it , and ask questions..

No you aren’t going to evict someone as fast as you can in other states but as long as your paperwork is in order and the law is in your side you should win the case and have the tenant out pretty painlessly.
