Unless you have a roadmap you feel confident about it's difficult to proceed with the kind of confidence you need to take calculated risk.I would also agree very much with @Bjorn Ahlblad right now if you are purchasing a new investment and we are recession bound you want to have plenty of cash on hand to weather the storm the last thing you need when you get going is to walk into a foreclosure situation.Personally I have put the brakes on BRRRing for now until the 15% unemployment surge plays out because I do not want to rely on properties increasing, the next 3 - 6 months could get rocky in the SFR sector and I want to be well positioned to take advantage of any downturns.

And now has a super successful turn key company.. a real estate company and bad pad in the Bahama's and a great lady. all before he has turned 30.. and from a foreign country.. many of US folks could learn a lot from the Dingo.. motivation ,, integrity,, drive and ability to get it done.I once mentioned to him most all investors, real estate agents, borrowers etc are great when its going great.. the true character will come when you buy a bummer... and WE ALL have bummers in our career its how you handle those that tells the true character.. some go dark.. some man up..

Jarrod, I would either look for a 2BR condo in Tempe/Mesa area put up a wall to turn it to 3 and follow Pad Split model for cashflow or another option would be you will have to find a negative equity Subject To Deal.
