@Azeez K.I'm pretty much against all "Balloons".Nobody knows what interest rates will be in 5 years, but there is an indication with the Q E of $85 billion a month that the interest rates will be higher at some time in the future.

If you are coming into the deal with your own cash which needs to come out, you will need to either value add the building enough to be able to refinance at a larger basis, or you bridge this debt onto other equity.There are also a billion ways to structure deals with no money down to begin with.Good Luck!
