There's nothing in the VA loan stipulations that prohibits renting you home out to roommates or doing STR as long as the residence is your primary residence for one year.

@Jeanni Prescan issue a notice to cure or quit based on the lease violation and tack on any fees for the violation as stipulated by the lease.

As long as their cancellation is not a breech of the contract you probably owe it all to them unless there is another stipulation you have not disclosed. 

Key stipulations to keep in mind would be disclosures (lead based paint, structural/mechanical/public safety, insurance claims history) and which items do and do not transfer with sale.

All the scenarios I've heard of this have been with family (example being parents) as the co-borrower so not sure if it changes anything or there are other stipulations with you being non related.
