The business model was to help the veteran get setup on VA benefits, SSA and provide services around mental health challenges, substance abuse , etc. and eventually placed into short/long-term housing.In all honesty I underestimated how hard this process was and the idea quickly imploded and I lost money.So I was curious what you were doing...

being honest, i don't know a lot about wholesales other than 90% of people doing wholesales say how hard it is, and it is not recommended for new investors, not saying it can not be done but the uphill is a bit extreme from what i read on the forums, but try not to be discouraged completely by your struggles, educate and expand your community base in your area and see how you can make it work, or also consider a different path if it turns out to be to rough to start out,  such as buy an hold,  flip,  brrr strat,   ect.

To be quite honest I am comfortable paying the $89.9k because the numbers still work at that price but I would hate for a cash buyer to drop in and steal this because I cannot secure the financing.

You will not make as much cash flow, but try helping a family instead of making the most money possible while doing the least amount of work.Sorry for my honesty, but you are doing a disservice to anyone who buys that property, as is and with those terms.

I’d do it all myself but I’m more valuable at my job than swinging a hammer , he’s a writeoff on my taxes and to be honest I don’t want to be around my tenants or that area very long lol Jim K has given you great advise .
