SW) is competitive, but I am patient and persistent.  

If you have an applicant you denied and they are persistent, how big of a deposit would you ask for if they are weak financially and one of the 2 has bad credit?

If filing jointly on your taxes (which is what we would do), we can deduct up to a maximum of $4,000 off our income taxes if we deposited $4,000 into the account, and the same logic persists with amounts lower than $4,000. 

I always hear all the good stuff is off the MLS but I guess you just need to be persistent and know your local market.

My biggest advice is stay persistent and switch up your message consistently.

Finding owners of vacant houses takes work and persistance like any method to find deals but will produce results.
