We live in the Bay Area and have yet to overcome the inertia of finding the right deal in Sac.  

The 1st lesson was overcoming a little fear offering far less than the insured wanted and then willing to walk away if it didn't work.

No real advantage to the 10 year beyond a slightly reduced rate (overcome IMO by TV), and automation.  

However, the thought of being married to a 100k short term loan @ 13+% interest while supporting a family is challenging to overcome.

With each property we were able to get contracted there was a diff obstacle to overcome as well as a lesson learned.

However... if you look at both RR and my experience, you see that a bad investment, lost sleep, losing lots of money.... they can be overcome and be the building blocks of a successful real estate portfolio.... it just would have been nice to avoid that expense.

To over come the misgivings you are going to have to price it very aggressively....Has it flooded in the area in recent memory.

Most importantly, it's best to overcome your fear - the best way is to just take action.
