Small investor/agent looking for Sacramento opportunities

I have recently moved to Sacramento from the bay area. Have experience in property management and fixing & fixing SFD and duplexes. Also have CA RE license, though, not affiliated with any broker yet.  Want to get back into buying, flipping or holding small, 1 to 4 unit, investment properties. The SF penisula has become too expensive to start over, so moved to Sacramento where values are more reasonable and growth is healthy...simply put, I'm looking for opportunities to invest in
