as much as i am a pro se person for small matters, in buying a property with such long term holdover, my only 2 options would be- a decent cash for keys offer- retain a local attorney with a track record of swift holdover eviction proceedings in court.why hasn't ur seller issued any notice to vacate?

I've learned it's best to collect a significant security deposit at the start of tenancy, to have a strong lease/rental agreement, to do regular property maintenance inspections (keeping an eye out for lease violations at the same time), and to enforce the terms of the rental agreement swiftly, fairly, firmly and respectfully.

Address problems swiftly and know when it's possible to save a tenancy and when it's best to let one go.Often, good tenants gravitate towards well kept properties with good property management.
