Krause From my experience everyone has different taste.

My story seems similar to many of you on the BP podcast and on the forums: work for the man, chase the carrot and get close enough to almost taste it, get burnt out (repeat X5), become enlightened (thanks Rich Dad!)

The quick, easy and top dollar belong to updated, clean properties in good repair that are tidy and furnished tastefully and available for move in in 30-45 days.

Improved education and a taste of success seem to be the keys to spark interest in many of the stories I've heard.

While I guess it is possible to build a unit and not install ceiling fans, they are so common that not including one would be a negative in most renters mind.In my market, things like central air & heat, dishwasher, washer/dryer are amenities.I have never had a call regarding a ceiling fan from a tenant, but have had to replace one (1) during a unit turnover, as it was just too loud for my taste, but it was very old (~15yrs).

I actually had a bottle of Green Apple Beer years ago...it was kind of a Hard Cider/Amber Ale tasting craft beer. 

For my tastes, unless and until I knew the answers to all theses questions, I would not offer more than half of the $1.2M ask. 

I've heard that a lot of "wholesalers" bring buyers these awful deals that you can't make money on, and supposedly those are the ones who leave a bad taste in people's mouths.

LOL.OK off to take my 81 YO mother wine tasting in the Pinot land.. then we have a box for the Cleveland game tonight.. they should wipe out the trail blazers.. but my Warriors took care of them yesterday !!!

Also, when I tour one of my occupied units and my tenant has decorated with good taste, I will ask if I can take a few photos to use later down the line.
