The biggest long term, repetitive and unpredictable issue you will face is the tenant component.

Progression in real estate (like anything else) is a matter of slow, incremental steps towards your goals and a lot of what is necessary to be successful is repetitive and unexciting. 

I know it sounds repetitive but this is how I can make sure I know the material.Hope this helps and good luck.
