I would love to become proficient in this as it pertains to houses and properties. 

I just also happen to be a very proficient agent for my clients at the same time.

Is there a more proficient way of narrowing down the list (key words?).

I want to get as proficient as possible and run as many through calculators so I know what a deal truly looks like before I decide whether or not to throw it out or proceed.
